Terms & Conditions
1. Scope & Contracting Parties
These terms apply to direct bookings made via our website (e.g., bookfuerte.com) for holiday rentals managed by us (“Accommodation”). The contracting party is the respective owner/manager (Fuerte Service). For bookings via third-party platforms (e.g., Airbnb, Booking.com), the terms stated there take precedence.
2. Booking & Formation of Contract
By completing the online booking process you submit a binding offer. The booking becomes binding upon our written confirmation (e-mail). The services listed in the confirmation form part of the contract.
3. Prices, Utilities & Final Cleaning
- Accommodation rates apply per property and booking period, including the services stated in the offer.
- Utilities: Water, electricity, heating and waste disposal are included for normal use. In case of excessive consumption, we reserve the right to charge additional costs.
- A final cleaning fee may be listed separately. Cancellation note: From 59 days before arrival, the cleaning fee is not charged (see sec. 7).
4. Payment
- Direct bookings: payment during the booking process by credit/debit card or in advance by bank transfer.
- Cash payments only by prior arrangement; cheques are not accepted.
- Deposits already paid are credited to the total price; any balance is due within the stated deadline.
5. Arrival, Check-in & Departure
- Check-in: from 16:00. Please provide your expected arrival time a few days before arrival.
- Automatic arrival info: 1 day before arrival you will receive a system message with all check-in details (access/codes/directions).
- Personal key handover: please share your arrival time at least 24 hours in advance and update us via WhatsApp in case of delays.
- Check-out: by 10:00, broom-clean; wash and store dishes; return any moved furniture to its original position.
- Late check-out: 12:00–18:00 = 50% of the daily rate; from 18:00 = 100% of one night.
6. Keys & Access
- Keys must be kept safe and not handed to third parties. Loss must be reported immediately; replacement costs are borne by the guest.
- Important: Never leave a key inserted on the inside of the lock. In that case our key will not open the door; an external locksmith may be required at the guest’s expense.
7. Cancellations & No-Show (Direct Bookings)
- Up to and including 60 days before arrival: free cancellation.
- From 59 days before arrival: 100% cancellation fee on the accommodation rate; the cleaning fee is not charged.
- Cancellations must reach us by 12:00 (CET) on the respective day.
- No-show: if you do not arrive without cancelling, the full amount will be charged.
- Rebookings (dates/number of guests) are possible subject to availability; rate changes and differences may apply. Payments already made will be credited.
8. House Rules & Duty of Care
The applicable house rules form part of these terms and must be observed by all travellers. In particular: no smoking inside the accommodation, broom-clean return, responsible use of resources, observance of quiet hours and the proper use of toilets/drains(toilet paper only; no hygiene products, oils/fats, food residues, chemicals, etc.). Violations may result in damage claims.
9. Damage & Liability
- Damages must be reported immediately. The guest or their insurer is liable for damages caused by them up to the replacement cost.
- The owner assumes no liability for guests’ valuables.
10. Pets
Pets are not permitted or only with prior explicit approval.
11. Statutory Registration Duty
We fulfil the legally required guest registration. You will receive the data entry link in the digital guest guide and by e-mail.
12. Bookings via Third-Party Providers (OTAs)
For bookings via platforms (e.g., Airbnb, Booking.com), the respective platform terms take precedence and may supplement or replace these terms.
13. Final Provisions
Amendments/supplements require text form. If individual provisions are or become invalid, the validity of the remaining provisions shall not be affected.
